Terms conditions and House rules
Smoking & Fire Safety
- Smoking and vaping are strictly prohibited inside the caravan at all times.
- No naked flames, candles, or BBQs are allowed inside the caravan or on the decking.
- Please use the designated ashtray outside for smoking and ensure cigarette butts are disposed of properly – do not throw them over the decking. Always make sure cigarettes are fully extinguished before emptying the ashtray.
In the unlikely event of a fire:
- A fire extinguisher is mounted on the kitchen wall above the bin (for Caravan 35, the fire extinguisher is under the sink, and a fire blanket is next to the cooker).
- If the fire cannot be controlled, do not attempt to tackle it.
- Evacuate immediately, leave all belongings behind, and call 999.
- Alert the neighbours on either side and move to a safe distance until emergency services declare it safe to return.
- Inform the caravan owners and the site office as soon as possible.
Noise Policy
- Please respect our neighbours and keep noise levels to a minimum, especially after 11 PM.
Parking
- A dedicated parking space is available next to the caravan.
- Any visitors must park in the designated site car park nearby.
Security Deposit (Bond)
- A £70 bond is required when booking your holiday.
- The bond will be refunded within three days after departure, provided the caravan has been inspected for damage.
- Please report any breakages so they can be replaced for the next guest.
Payments & Cancellations
- The full holiday balance must be paid no later than 4 weeks before the arrival date.
- If you need to cancel, at least 4 weeks’ notice is required to avoid forfeiting your bond.
- Extenuating circumstances will be considered on a case-by-case basis.
Check-In & Check-Out
- Check-in: From 2 PM onward.
- Check-out: By 11 AM on the last day.

Maximum Occupancy & Guest Responsibility
The caravans can accommodate a maximum of 6 guests.
The lead guest (person booking) is responsible for ensuring all occupants follow these terms.
The caravan must not be sublet to other parties.
Cleaning & Maintenance
Guests are expected to leave the caravan in a clean and tidy condition upon departure.
Any excessive mess or failure to dispose of rubbish properly may result in a deduction from the security deposit.
If anything is damaged or not working during your stay, please report it immediately to the owners.
Liability & Personal Belongings
The caravan owners are not responsible for any loss, theft, or damage to personal belongings during your stay.
Guests use the facilities at their own risk, and the owners are not liable for any accidents, injuries, or illnesses that occur during the stay.
Guests must ensure all doors and windows are securely locked when leaving the caravan.
Prohibited Activities
No parties or large gatherings are allowed.
No illegal activities (e.g., drug use) are permitted on the premises.
No fireworks, Chinese lanterns, or similar items are allowed on site.
Pets & Assistance Animals
No pets are allowed in the caravan.
If you require an assistance dog, please notify the owners before booking.
Damage Policy
Guests are responsible for any damage beyond normal wear and tear.
Any damage must be reported immediately via the contact method given at time of booking, and repair costs may be deducted from the bond.
Weather & Unforeseen Circumstances
In case of extreme weather or emergencies, the owners reserve the right to cancel or reschedule bookings for safety reasons.
Refunds will only be issued at the owner’s discretion.
Site Rules
Guests must comply with the holiday park’s rules and regulations.
Any failure to follow site rules may result in being asked to leave without a refund.
Complaints & Disputes
If you have any issues during your stay, please contact the owners immediately to resolve the matter.
Any disputes will be handled in accordance with UK consumer protection laws.
